Juniper Cottage: Sub Divide And Split

Highlow Road was a project of many moving parts – allowing it to generate a decent margin.

Initially the property was found on Property Data and Rightmove, the house was listed with 3 agents for sale and was sticking. Being a 9-bedroom multi-generational house, that required work to the annex, the owners only had one offer – ours.

On viewing the property it seemed obvious that a conservatory linking the two properties could be removed, allowing the property to be sub divided and split in to two.

As the purchase was agreed, the vendor completed a lawful development certificate to establish the annex’s use. We worked with the sellers to help complete this document.

Once the certificate was in place, RS Studios were instructed to obtained C3 residential use – allowing the property to be used separately from the main house.

The main house was then lightly refurbished (redecorating, new flooring, removing oversized built in furniture and completing a roof repair). It was then put on the market for sale with a local agent.

During the process of refurbishment, planning for adding a chalet bungalow roof to 5a Highlow was achieved (on appeal). Over 10 months the property was transformed with the roof being removed and whole property being stripped back to brick, ensuring it met new building regulations and energy performance.
